Getting Started in Commercial Investment Real Estate

So you want to be a real estate investor in the field of commercial investment real estate? That's great, because real estate investments are a stable field that many have used to build much wealth. So where do you begin, and how can you know if this is the right course for you?

Before you begin to look for commercial properties to invest in, you must have money behind your business to purchase the property. Because this money is often hard to come by, many commercial investment properties are actually owned not by individuals, but by real estate investment trust funds, or REITs. An REIT is an organization that purchases many different pieces of commercial real estate, manages and leases them, and then pays most of the profits back to their investors. You can make money as a real estate investor by investing in a REIT. This takes much of the hassle out of commercial investment real estate. You do not have to manage a property, work to collect rent from tenants, or advertise available rentals. The real estate investment REIT does all of this work for you, and pays you a dividend on your investment. Investing with an REIT is a stable, easy way to begin investing.

If you would prefer to manage your own real estate investments, you need to find a niche in your area and a way to finance the purchase of the property you intend to lease to prospective tenants. If you see a potential property that you would like to invest in, you need to have financing to purchase it. Unless an REIT is interested in a piece of commercial property, you are unlikely to face the same amount of competition that you would if you were to purchase residential investment properties. Create a business plan to present to potential lenders showing them how you would use the property to create income. This will help them to see that you would be a good risk since you have carefully planned your business, and they may choose to lend you money for the purchase of the property. If you are denied financing, look to another lender, but don't give up. Private investors are another option if you cannot get traditional financing.

Once you have the financing, it is time to purchase your real estate investment property. To make your real estate investment opportunity work, you will have to spend time making any repairs or improvements that are needed, and then advertise the rental spaces to people or companies you know looking for a place to set up shop. Make sure you charge enough for rent to be competitive, yet still be able to make profit after making your loan payment on the property. Don't forget to budget for utilities and repairs that the property might need. All of these expenses should be a part of your business plan. You will want to have a renter's agreement for the tenants to sign with procedures in place for if they do not pay their rent on time. With these steps, and plenty of forethought and planning, you can succeed in the world of commercial investment real estate.
